    Google wrapped up its Pixel 9 series event and arguably the most impressive member of that is the Google Pixel 9 Pro Fold – didn’t expect that, did you?

    This is only Google’s second attempt at a Pixel foldable, but it’s already overtaking Samsung’s seasoned Fold, which is now in its sixth generation, in a number of key characteristics.

    The Google Pixel 9 Pro Fold vs the Galaxy Z Fold6

    In fact we can make a strong case that the Pixel 9 Pro Fold has overall superior hardware than the Galaxy Z Fold6, showing that the Korean company is perhaps getting a bit complacent due to the lack of global competition. Well, here’s some stellar competition that coming to seventeen countries around the world.

    Better aspect ratios

    The main issue users have had with Samsung’s Galaxy Z Fold series is the aspect ratios of the displays – in particular, the cover screen. Samsung improves on that a bit lately, but the bottom line is that the Galaxy Z Fold6’s cover screen is too narrow compared to any modern bar smartphones.

    In contrast, Google’s Pixel 9 Pro Fold has a 6.3-inch cover display with a standard 20:9 aspect ratio. As a bonus, it’s also a 1080p panel, whereas the Z Fold6’s is a few pixels short at 968p.

    The folding display on the Pixel 9 Pro Fold is bigger (207.4 cm2 vs 185.2 cm2), has higher resolution, and a close to 1:1 ratio, which is more convenient for multitasking. And multitasking is what book-style foldables are usually bought to do.

    Thinner, if heavier

    Google slimmed down the Pixel 9 Pro Fold to an impressive level. It’s only 10.5mm folded, very close to a normal phone, and substantially thinner than both the Galaxy Z Fold6 (12.1mm) and the OnePlus Open (11.7mm). Unfolded the Pixel is just 5.1mm – barely thicker than its USB-C port.

    To its credit, the Galaxy Z Fold6 is much lighter – 18 grams to be exact – which isn’t insignificant. Then again, a book-style foldable is the type of device you expect a bit of heft, while slimness is what you generally feel more in day-to-day use.

    Google made the Pixel 9 Pro Fold water-resistant too, though you wouldn’t go swimming with either phone.

    More RAM and better cameras

    The Galaxy Z Fold6 uses a 4nm Snapdragon 8 Gen 3, which likely has the upper hand in performance over the new Tensor G4. The clock speeds on the two chipsets’ processors indicate as much, though we’ll know for sure when we complete a full review on the new Tensor.

    However, the Pixel 9 Pro fold ships with 16 GB of RAM, which is a step up from the Galaxy Z Fold6’s 12 GB. More RAM means more apps can work in the background and a general bump in responsiveness.

    Foldables make it hard to fit the highest-end camera hardware as these premiere folding phones can attest. Still, on paper at least, the Pixel foldable has an edge here as well. The main camera on the Galaxy Z Fold6 has a bigger sensor and a slightly wider lens. But the Pixel 9 Pro Fold has a nearly twice as reaching zoom camera (112mm vs 66mm), and autofocus on its ultrawide angle camera.

    Bigger battery, but is battery life better?

    The Google Pixel 9 Pro Fold packs a slightly bigger (~6%) 4,650mAh battery, although charging speeds are rather disappointing on both of these. And actual battery endurance is yet to be tested so this one is more a maybe than a certain advantage.

    Samsung’s Galaxy Z Fold6 is still the mainstream choice

    The fact that the Google Pixel 9 Pro Fold is an overall better hardware package likely won’t cause the Galaxy Z Fold6 to lose much sleep on its own. The Galaxy Z Fold6 will outsell the Pixel 9 Pro Fold by a country mile and it’s not only because it’s more widely available. Samsung’s foldable has more polished multitasking and supports the S Pen. It also has a degree of dust protection. And, you’re likely to find a better deal on the Galaxy Z Fold6 if you shop outside of Samsung’s own website.

    However, it’s rather damning that a company hardly known for its cutting edge hardware has overtaken a company that rose to the number one maker globally on the back of its impressive hardware. Sure, Samsung has been focusing more and more on the software side and building an ecosystem and that’s commendable, but it mustn’t forget what made it the dominant force in the smartphone market. Much less in a niche that’s still relatively new and where there’s clearly a lot of headroom.

    Because between Google’s latest Fold and the long-awaited release of foldables from Chinese companies with their even more impressive hardware it risks being squeezed from a niche it worked so hard to create.

    Sonos has laid off around 100 employees on Wednesday, first reported by The Verge and confirmed to Engadget. Workers from the company’s marketing department allegedly bore the brunt of the hit. The cuts come as Sonos tries to simultaneously sell the public on its new Ace headphones and fix the rebuilt Sonos mobile app, which CEO Patrick Spence admitted was the result of his push for development speed.

    The company confirmed the layoffs in a statement to Engadget. “We made the difficult decision to say goodbye to approximately 100 team members representing 6 percent of the company,” Spence said in a statement. “This action was a difficult, but necessary, measure to ensure continued, meaningful investment in Sonos’ product roadmap while setting Sonos up for long term success.”

    The company is also reportedly “winding down” some customer support offices, including one in Amsterdam scheduled for shutdown later this year. Sonos’ LinkedIn page reports 1,800 employees worldwide, and the six-percent figure quoted in the statement would put it at about 1,650 workers. The company’s last layoffs, in June 2023, slashed seven percent of its workforce.

    Although Engadget’s review was largely impressed with the company’s new Ace headphones, the app complaints largely overshadowed the highly anticipated hardware launch. Designed to address “performance and reliability issues” and rebuild the developer platform with “modern programming languages that will allow us to drive more innovation faster,” the app launch has been a debacle. It’s created headaches for the company’s most loyal customers and threatened to drag down the brand as it pushes into new product categories. It even led to the delay of two new products that were otherwise ready to roll.

    The new Sonos app for Android, iOS and desktop launched in May without core functionality like sleep timers and alarms. Customers reported problems rearranging speakers in different rooms, some only working intermittently and problems completing other basic tasks. Others even said they often couldn’t load the app on the first try.

    For a taste of how broken the app is, Spence laid out a timeline to repair it in a blog post late last month. July and August were dedicated to improving stability when adding new products and implementing Music Library improvements. An August and September window is reserved for improving volume responsiveness, user interface, stability and error handling. September and October will include tweaks to alarm consistency and reliability, and the restoration of editing playlists and queues. Improvements to settings will also be addressed. (Phew!)

    In Spence’s statement about Wednesday’s layoffs, he said the cuts won’t affect the work on the app. “Our continued commitment to the app recovery and delighting our customers remains our priority and we are confident that today’s actions will not impact our ability to deliver on that promise,” the CEO wrote.

    Today’s announcement wasn’t received well by the company’s Reddit community, which has been vocal about the app’s problems since its launch. Some viewed today’s reported layoffs as targeting 100 workers when one high-profile one would’ve done the trick. “I have to say that, I didn’t have both feet in the door to fire Patrick Spence, but any CEO who leaves his employees hung out to dry and then signs the paper that lays them off is a scumbag piece of shit,” u/teryan2006 wrote.

    “Since I took over as CEO, one of my particular points of emphasis has been the imperative for Sonos to move faster,” Spence said on a July earnings call. “That is what led to my promise to deliver at least two new products every year — a promise we have successfully delivered on. With the app, however, my push for speed backfired.”

    We Live in Time is being pitched as a heartbreaking romcom about love, tragedy, and beautiful, charming people with British accents. Also this yellow horse from a merry-go-round that appears to be part of a savvy online marketing campaign for the upcoming movie.

    Here’s what happened. Andrew Garfield and Florence Pugh presented an award at the 2023 Oscars. Shortly after, it was revealed that they were starring in a new indie romcom together. Last month, a trailer for We Live in Time was released that revealed a quirky, intimate love story racked by mysterious tragedy that might have something to do with a life-threatening disease, failed pregnancy, weird sci-fi time loops, or all three.

    But no one was really paying attention until today when a no-name Twitter account suspiciously created last month seemingly dropped a previously unreleased promo shot for the movie featuring a laughing Pugh, a smiling Garfield, and an absolutely unhinged merry-go-round horse. It was a recipe for engagement and it worked. A meme factory was born. Even video game companies tried to draft off the nightmare fuel:

    And it’s worked. Before today I had no idea what this movie was called, let alone what it was about. Now I am 100 percent going to watch the next trailer for it, not to find out the mystery haunting Pugh and Garfield’s ill-fated romance but for another glimpse of this mustard-yellow hellbeast to make sure it actually exists and made it into the final cut of the movie.

    We Live in Time is premiering at the Toronto Film Festival next month before coming to theaters in wide release on October 11, 2024. It’s directed by John Crowley, who real heads know for the off-beat Irish dark comedy Intermission.

    Let’s Make Creamy Tuscan Dip

    This easy creamy Tuscan dip comes together in minutes! Mix the ingredients all in the same bowl, then spread it into a baking dish or oven-safe skillet to bake! Follow my step-by-step instructions below.

    1. Preheat Oven/ Mix Cream Cheese and Sour Cream: Preheat the oven to 375 degrees Fahrenheit. Spray a 1-quart baking dish or oven-safe skillet with non-stick cooking spray then set aside. Cream together the cream cheese and sour cream.
    2. Add Seasonings and Cheeses: Add the garlic, garlic powder, salt, mozzarella cheese, parmesan cheese, and Italian seasoning.
    3. Fold in Spinach and Sun-Dried Tomatoes: Fold in the sun-dried tomatoes and spinach until combined.
    4. Bake and Serve: Spread the mixture evenly into the prepared baking dish. Bake for 15-20 minutes or until it is heated throughout and bubbly. Serve warm with sliced bread, a baguette, or crackers.

As we encounter more and more toxins daily, many of us want some easy DIY ways to detox. Bentonite clay baths can help support our natural detox pathways. There’s even a side benefit: soft, clear skin. 

    Here’s what you need to know about bentonite clay baths.

    What is Bentonite Clay? 

    Bentonite clay is a group of minerals that forms from aged volcanic ash. It’s also called montmorillonite clay. When the ash is exposed to water over time, it becomes bentonite clay. There are two types: sodium bentonite and calcium bentonite.

    Sodium bentonite clay is known for its swelling properties. It can absorb large amounts of water and expand several times its volume. For that reason, it’s often used in industrial applications, including landscaping and cat litter. It’s also used to improve soil quality and as a feed additive for livestock.

    Calcium bentonite clay has less swelling ability. It’s the one used as a healing clay for both internal and external uses. You’ll see calcium bentonite on the ingredients list of face masks and bath salts.  

    How Does Bentonite Clay Benefit the Skin? 

    Bentonite clay can attract and hold particles on its surface, making it useful for detoxification. The particles also carry a negative charge. This means it can attract positively charged substances like toxins, pathogens, and heavy metals. Here are some known uses for bentonite clay and skincare via a detox bath: 

    • Draws out dirt and impurities: The clay’s fine particles can penetrate deeply into the pores, drawing out dirt, dead skin cells, and other impurities. As a result, it helps maintain clear skin.
    • Oil absorption: Bentonite clay also absorbs excess oils from the skin, making it beneficial for people with oily or acne-prone skin. This helps in preventing clogged pores and reducing shine.
    • Calming inflammation: Bentonite clay has anti-inflammatory properties. It can soothe irritated skin, reduce redness, and calm conditions like eczema.

    Bentonite clay is generally considered safe for topical use, but it’s always good to do a patch test to check for allergic reactions.

    Soaking in a bentonite-infused warm bath can tackle more than everyday exposure to pollutants. It can help eliminate metal toxicity, bacterial and viral infections, and parasites. The minerals in bentonite clay help nourish the skin, promoting cell regeneration and repair. It can also reduce inflammation and promote overall wellness.

    What Can Bentonite Help Detox? 

    Here are some more specifics on what bentonite clay may help detox.

    Heavy Metals

    We’re exposed to toxic metals daily –through our food, water, and environment. Bentonite clay baths are touted for their ability to detoxify the body by drawing out toxins and heavy metals through the skin. It may also help detoxify lead, mercury, aluminum, cadmium, arsenic, and copper.

    Bentonite works by drawing heavy metals and other impurities in and holding them there. Like many substances bentonite clay does have some lead, but here’s why I’m not worried about it. 

    Infections 

    Bentonite clay also adsorbs and removes pathogens, including bacteria, viruses, and parasites. A bentonite clay bath may help detoxify the following:

    • E. coli: Bentonite clay has been shown to bind to Escherichia coli, a common cause of food poisoning. 
    • Staphylococcus aureus: Bentonite can also adsorb Staphylococcus aureus. This bacterium is known to cause serious skin infections. It can even lead to antibiotic-resistant strains like MRSA.
    • Salmonella: Bentonite clay can bind to Salmonella bacteria. This infection is a major cause of food poisoning.
    • Rotavirus: Bentonite clay can also help bind viruses. It may help adsorb rotavirus, a common cause of severe diarrhea in children.
    • Norovirus: Bentonite can also adsorb norovirus, another virus that causes gastroenteritis.
    • Giardia: Giardia lamblia is also susceptible to bentonite clay’s binding effects. Giardia is a parasite that causes giardiasis, an intestinal infection.
    • Helminths: Certain parasitic worms or their eggs may be adsorbed by bentonite clay. However, at this point, the evidence is more anecdotal.

    Mold Toxins 

    Bentonite clay is also known to bind and remove mold toxins like aflatoxins. Aflatoxins are produced by certain molds like Aspergillus flavus and Aspergillus parasiticus. Bentonite clay’s adsorptive properties can help draw mycotoxins out of the body through the skin. A hot bath can also promote sweating, further aiding in the removal of mycotoxins through the sweat.

    Who Might Want to Consider a Bentonite Clay Detox Bath? 

    A bentonite clay detox bath can be beneficial for a variety of issues beyond general detoxification. Here are some reasons why you might want to do a bentonite clay detox bath:

    • Insect Bites: If you’ve battled mosquitos all summer and are still scratching bites, try a bentonite bath! It’s known to soothe irritations and calm itching. I’ve even included it in my homemade anti-itch cream
    • Poison Ivy: Bentonite clay may help alleviate poison ivy symptoms like itching, redness, and swelling. Soak in the bentonite bath for 20-30 minutes. Rinse off with cool water after soaking and gently pat your skin dry.
    • Sunburn: Bentonite’s anti-inflammatory and soothing properties make it an excellent remedy for sunburn. Start with a lukewarm bath and soak the burn away. 
    • Rough, calloused feet: Have you noticed your feet are getting a bit rough or calloused? A bentonite bath (or foot soak) may help. The clay can soften skin and draw out a buildup of dead skin cells.
    • Skin Conditions: Bentonite clay has been known to soothe the symptoms of certain skin conditions like eczema and psoriasis. It likely does so by reducing inflammation and providing minerals for healing.
    • Athletes and those who are physically active: Athletes and those who engage in intense physical activity may use bentonite clay baths to aid in recovery. It helps reduce muscle soreness and draws out toxins.

    Here’s how to prepare a bentonite clay detox bath.

    How to Do a Bentonite Detox Bath

    Add 1-2 cups of bentonite clay powder to a bathtub filled with warm water (not hot water) and soak for 20-30 minutes. This can help detoxify and soften the skin all over your body. Drink a glass of water before and after the bath to stay hydrated. Detox baths can be dehydrating.

    You can add other ingredients to enhance the healing capabilities. Here are a few examples:

    • Epsom Salts: Epsom salts (magnesium sulfate) can help relax muscles, reduce cramps, and alleviate sore muscles. Epsom salts also support detoxification by aiding the body’s natural elimination processes. For added benefits measure 1-2 cups Epsom salt and add to the bentonite clay in bath water.
    • Sea Salt or Himalayan Salt: Adding sea salt or Himalayan salt to a bentonite bath is another option. These natural salts contain a variety of minerals, including magnesium, potassium, calcium, and sodium. Skin can absorb minerals during a bath, supporting overall health and well-being.
    • Baking Soda: Baking soda (sodium bicarbonate) is another natural compound that can help support detoxification. It’s alkalizing to help neutralize acids and promote a balanced body pH.

    Adding Essential Oils

    Adding a few drops of essential oils like lavender, peppermint, tea tree, or eucalyptus elevates the senses. These oils also have researched anti-inflammatory and healing abilities. They also support the respiratory system, further promoting detoxification through the lungs.

    Be sure to dilute any essential oils in a carrier oil first to avoid skin irritation! Harsher oils like peppermint and eucalyptus can work well in a foot bath but may be too strong for more delicate skin.  

    Bentonite Bath Tips

    When mixing other ingredients into bentonite clay, be sure to use non-metal utensils and containers. Metal materials can reduce the clay’s effectiveness as they can change the natural charge in the clay.

    After taking a bentonite clay bath, follow up with a natural moisturizer. Sometimes bentonite clay can leave skin feeling dry. While bentonite clay can leave a residue, cleanup isn’t as hard as you might think. Just rinse and clean the tub after use to prevent a buildup.

    Final Thoughts

    Bentonite clay can adsorb and help remove pathogens, heavy metals, and other toxins. Using it in a bath can be a wonderful form of self-care. You can easily elevate it to a home spa experience. A warm clay bath can be an inexpensive home luxury, helping to reduce stress and tension.

    Electric vehicles (EVs) are taking over the roads. Initially, Teslas seemed to sprout like mushrooms in mossy woods, but now all car manufacturers are jumping on the EV revolution. A third of all cars could be electric by 2027. Below, you’ll see just how fast EV cars are hitting the market.

    With this type of growth, it’s becoming all but necessary to include chargers on your property. Here’s what you should start thinking about.

    What to Consider Before You Add EV Chargers

    Multifamily landlords should ensure their property is EV-friendly to boost rental revenue, as many of these EV drivers will be renters looking for a convenient place to charge their cars overnight.

    However, adding charging facilities to your multifamily rental is more complex than adding an exterior outlet or stand-alone charger to a single-family home—it can be pricey and complicated. Here’s what you should consider.

    Canvass your tenants

    If you own a large apartment building, many tenants may already have an EV or plan to get one, so installing an EV charging system is probably a good idea. 

    However, if you own a single-family home or small multi-unit building, canvassing your tenants about their need for EV charging facilities and whether they plan to buy an EV imminently could save you an unnecessary expense—at least in the short term.

    Evaluate the costs associated with adding EV charging facilities

    Adding a Level 2 charger for a single-family home is relatively simple. It involves hiring a licensed electrician to check whether your existing panel box supports a 240-volt charger. If not, they will have to perform an upgrade to support it, which could cost upwards of $350, depending on where you live. Chargers can either be installed in a garage or outside, with weatherproof covering.

    Retrofitting older apartment buildings can be costly

    Costs can rise significantly in multifamily buildings, ranging from $2,000 to $6,500 per unit, depending on the complexity of the installation and the need for electrical upgrades.

    If you own an older apartment building, there are many more factors to consider, notably having enough chargers to service all the vehicles and the costs of rewiring, cabling, and trenching to bring conduit to all the charging areas, permitting, and regulations. 

    Also important is having enough grid power to service the property. Building out your charging facilities so they grow with increasing EV usage will help rein in costs. 

    Some cities mandate EV charging in new-construction multifamily buildings

    The process is more straightforward and typically cheaper for new construction buildings. EV charging can be factored into the layout and plans before construction starts. Some cities, including Chicago and?Salt Lake City, require new multifamily buildings to include the infrastructure needed to support EV chargers.

    Whether you own a single-family home or an apartment building, a Level 2 charger (which achieves approximately 25 miles of range per hour of charging) is recommended. Level 1, which can be plugged into a standard 120V outlet, is too slow (it takes up to 24 hours to charge a normal-sized car). Level 3, or DC charging (over 100 miles of range with 30 minutes of charging), is only used in commercial environments, such as charging stations and supermarkets.  

    Financial Considerations for Adding EV Chargers

    Landlords will have to consider exclusive use only for tenants, ensuring that others cannot use your EV to charge their cars. You could also consider having tenants pay for the electricity use, but it’s not a requirement. Fortunately, there are apps tailored to multifamily property use that offer end-to-end payment options, reservations, and monitoring of every charge.

    Additional costs to landlords include charger maintenance and upgrades to new models to suit the evolution of EV cars.

    Incentives to cover charging upgrades

    Many incentives cover the costs of installing charging equipment. Some are national, others are regional. The Inflation Reduction Act provides tax credits for EV chargers installed in certain census tracts

    State and local governments also have their own programs. Depending on the property type, charger level, and whether parking spaces are shared or personal, some can cover all or a portion of the charger’s cost.  

    Charging tenants for EV charging

    EV charging has become a must-have amenity for many tenants, with many renters pressuring landlords into investing—although the right to charge differs from state to state. However, the revenue-generating potential that EV chargers present, such as attracting affluent, eco-friendly-minded tenants, lease renewals, adding charging fees, and higher property values, makes installing them a no-brainer.  

    Additional revenue from a pay-per-space

    By turning each parking space into a fueling station, multifamily owners can charge tenants for use per kilowatt-hour or as an additional monthly fee, which is included in the lease agreement. Building in a $100 profit per charging space is a small price for a tenant to pay, considering they would have to spend time charging their car elsewhere. 

    Tenants with EVs will usually charge their car for four to eight hours daily, usually in the evening/night. Depending on the pricing the landlord implements, this can turn into a significant revenue stream. A flat fee would be easiest to calculate. A payment plan based on kilowatt-hours used would allow all landlords to build in profit based on their payment amount.

    Sustainability is a big draw

    Environmentally conscious tenants are usually high earners who don’t mind paying extra to know that their apartment is adhering to ESG targets by reducing the impact of greenhouse gas emissions in the community. Green initiatives are one way to achieve top-dollar rents while being good for the environment.

    Government funding

    Business owners and homeowners are eligible for a 30% tax credit to help cover the cost of installing EV charging facilities. It is capped at $100,000 per charger for businesses and $1,000 per charger for residential stations. Currently, there is a considerable government incentive to switch from fossil fuels to sustainable energy, which is in accordance with the country’s overall shift away from coal, gas, and oil for its electricity needs. However, these tax incentives are unlikely to last forever as more of the country converts.

    It’s a good idea to install charging stations while government initiatives exist. According to a multifamily ROI charging calculator provided by ChargePoint, if an investor spent $11,200 to charge 10 residents’ cars, they would make back their initial investment in 1.6 years. Their annual net profit after recovering their investment will be $6,858—well over 50% ROI per year.

    Solar-powered EV stations in the Sunbelt states

    In states that get high amounts of sun, pairing your EV charger with solar panels with a battery or other solar storage could be a great way to lessen the grid load, pulling electricity out of the sky to charge your tenant’s car—for which they pay—while keeping your overhead down. Multiple types of EV solar panel chargers are available—from panels installed conventionally on a home’s roof to mass carport panels to single-space solar charging.

    Final Thoughts

    With the focus on making the U.S. energy-independent and achieving sustainable energy goals to fight climate change, there’s little doubt EVs are here to stay. This presents another opportunity for landlords to receive additional income to offset the installation expense and ultimately help increase positive cash flow.

    Whether you rent a single-family home, apartment, or mixed-use building, investing in EV charging facilities is future-proofing your investment. After all, you provide a service to your tenant: charging convenience and less time spent at a gas station or charging facility.
