Affordable homes are eyed as part of a big Oakland residential project


OAKLAND — Nearly 200 affordable homes could sprout in Oakland as part of a transit-oriented residential development near a BART station, according to a new proposal filed with city planners.

A housing developer has proposed 180 residential units at the corner of International Boulevard and 38th Avenue in Oakland’s Fruitvale district, the municipal planning documents show.

OakBrook Partners intends for the units to be all-affordable, the development firm stated in the proposal.

The plans also envision about 6,000 square feet of retail spaces as part of the project.

The housing would be built at 3751 International Ave. in Oakland.

The development would replace a retail building and some surface parking lots, the planning documents show.

OakBrook envisions a project that would wrap around structures that would be retained in the wake of the housing development. A large open space is also planned, the city filing shows.

The housing development is expected to include a mix of studios along with one-, two- and three-bedroom units.

Villa Fruitvale is the name of the new project, according to the planning documents.

“The 180-unit multifamily development is planned for members of the workforce earning up to 80% of the area median income and at-risk youth ages 18 to 25 who earn up to 30% of the area median income,” OakBrook stated in a post on its website.

Oakland-based OakBrook says its focus is on helping younger people in the region.

“Our mission is to end youth homelessness in the Bay Area by 2040 by developing new permanent supportive housing,” OakBrook states on its website.

The development company estimated that 4,000 youth-oriented housing units need to be developed in the Bay Area to curb the problem.

“Our goal is to contribute at least one new project every year until youth homelessness is ended,” OakBrook stated in the website post.
